South Hill Set To Get New Neighbourhood Convenience Store

The presentation took longer than Council’s discussion and decision but Moose Jaw is on its way to have a brand new convenience store built on South Hill.

Proposed to be located at 1050 Bradley Street (at the corner of Bradley St and 11th Avenue SW) the 228 m2 convenience store is being built in a neighbourhood consisting of newer townhouse construction and existing apartment/townhouse buildings immediately to the west.

Appearing before Council the developer Darrick Muth of Newrock Developments and Meagan Xu from 102109031 Saskatchewan Ltd asked for Council to approve a re-zoning application for 1050 Bradley Street from residential to commercial to allow for the development of a 2500 square foot convenience store. The application was backed by the City’s planning department.

In addition to the proposed Bradley Street convenience store Meagan is also the owner of Union Confectionary.

“With all of the other development in the area we thought it would be a great opportunity for all of our residents as this in an amenity greatly underserved right now,” Muth told Council. “We have a site plan and we have a concept what the store would look like.”

“We would like to have that confectionery/convenience store designed so it fits in really well with all of our existing townhouse development all away around it,” he said.

The proposed store would have seven parking stalls on-site.

“Everything would be completely separate from the lane to the north. There would be a fence dividing it…The roof itself would be a flat roof. A very modern, a very attractive building. And the entrance would be right on the southwest corner,” Muth said.

Newrock Developments is developing a townhouse community along Bradley Street between 9th Avenue SW and 11th Avenue SW.

Plans call for the southside of the proposed store to be landscaped the same as the townhouses being built along Bradley Street to make the commercial structure blend into the neighbourhood.

“I want to build a store in this area because Moose Jaw is a growing and developing city in Saskatchewan,” Meagan said about her proposed commercial development. “I am personally in love with the city. I own one convenience store in the city. I am very grateful to be a resident and having my store within walking distance is very helpful especially for some who don’t have access to transportation.”

She said the store would fill a role in the neighbourhood by providing convenient access to residents in the area.

Councillor Crystal Froese said the project was a good one as she proposed the motion to allow the zoning change.

“I think it is a great project…I think it will be a great addition to the current neighbourhood,” Councillor Froese said.

In a 7 - 0 unanimous vote Council voted to approve the re-zoning application.

No date was given when the work would commence on the project.
