High Street Subdivision Approved

It may have a tenant which is locally notorious for rubdowns, massages and for a few extra bucks whatever ails you but if a couple of conditions are met the building at 111 High Street West is set to become two separate properties.

At their Monday evening meeting Council agreed to the conditional subdivision of 111 High Street West. The property at 111 High Street West is a one story building and the east side of the building is presently occupied with the personal services business - AM Massage. The subdivision appliction was made by BGTW Holdings Limited to facilitate the sale of the west commercial unit.

Presently the 111 High Street property has two units separated by a dividing wall and sharing service connections for water and sewer.

Speaking on the issue director of planning Michelle Sanson said the subdivision division application was owner driven and the use of the properties would not change. She did say Administration was recommending a couple of conditions before a certificate allowing the subdivison to take place be issued.

“The usage would not change however that does cause a bit of an issue because it is a dividing wall and not a fire wall…under the subdivison requirements you need a firewall and not a dividing wall,” Sanson told Council.

On the issue of servicing the building the recommendation was also made that separate service connections be required. Using the same service connections between two separate properties is not allowed under the Sewer and Water Bylaw.

Regarding the parking behind the building Sanson said the new owner may find themselves without parking if they do not have an agreement with the property owners. The City does not get involved in the parking issues, she said answering a question from Councillor Scott McMann.

As the property is zoned C2 the owner is exempt from the requirement of providing customer parking.

In a unanimous 7 - 0 vote Council conditionally agreed to the subdivision so long as a fire wall meeting the 2015 National Fire Code was constructed and both properties have separate service connections for water and sewer.
